But that’s not the whole story. London is divided into 32 boroughs and there are plenty of areas you can find more affordable prices for renting a property. North London

Trends in house prices vary across the different areas of London. While house prices in Enfield are below the city average and are on par with those in Harrow. Another area where your money will go further is Waltham Forest. Furthermore, via overground and tube, the region is well connected to other sections of London (Victoria and Central lines).

West London

Finding a small flat to rent in Harrow may mean you are looking at flats that have been converted from houses. You also need to know that parking can be more expensive outside of the borough as it has a wider catchment area. If you go outside the borough there can be fewer restrictions on parking and your rent will be cheaper. The average monthly rent for a small flat is roughly £1,200.

East London

With London property prices being so high it might feel like more affordable housing is an impossibility. However, there are areas in East London where you can find reasonably priced flats. Affordable flats for less than £1,300 per month can be found in Bexley, Barking, and Dagenham.

South London

If you are looking to rent in South London, there is a good chance you don’t want to shell out more than you have to. With average rents at a level of approximately £820 per month for a 1-bedroom flat, Bexley has some of the lowest average rents in Greater London. However, because the borough is in Zone 6, you’ll need to account for travel expenses as well. Bromley is another cost-effective choice that is both closer to and better linked to downtown London.

Central London

If you’re set on living in Central London, then sharing with a group of friends is the only affordable way of doing it. This has pros and cons, as you all have to split the bills evenly, including the rent. But you’ll be in close proximity to all the best bars, cafes, and restaurants in London, something that some people just find too good to give up. Islington and Southwark were the least expensive areas I found, followed by Newham and Greenwich.
